Property film, virtual tour or spatial website?

Property film is best for emotion, a 360 tour is best for self-directed inspection, and a spatial website combines cinematic direction with visitor control. The right format depends on whether the commercial task is desire, due diligence or a memorable private introduction.

Property film

A strong property film controls sequence, light, sound and timing. It is effective for creating desire and communicating the atmosphere of a residence.

Its limitation is passivity. The viewer can pause or scrub, but the surrounding property facts and enquiry path usually live elsewhere.

Virtual tour

A 360-degree tour supports inspection. Visitors choose where to look and can understand spatial relationships with less editorial influence.

That freedom is useful for due diligence, but it can flatten the emotional rhythm of an exceptional home and expose every direction before the broker has established context.

Spatial website

A spatial property website places film, narrative, verified facts and conversion in one controlled environment. The visitor moves through it, but the experience still has a point of view.

For a flagship or confidential listing, the formats can also work together: a spatial introduction can create desire, then release a detailed tour or dossier to qualified prospects.
